Landlord Information Vacation Rentals
We’re dedicated to looking after your guests’ comfort
and, most importantly, your home’s protection, value and income-generating
potential. Our office is conveniently located on Curaçao,
so your property will be carefully monitored and meticulously maintained.
Property Management Details
By being close to your property, we are able to keep a regular eye
on your investment and are here to assist you or your guests whenever
required. We are never far away and always obtainable by phone,
fax or e-mail. Our responsibilities to homeowners include:
Maintenance: - carried out on your home promptly and discreetly.
Your lawns, plants and shrubs will be cared for. Your pool will
be constantly checked and its cleanliness and water quality monitored
and efficiently controlled. This work continues regardless of whether
the house is occupied or not. Maintaining your home will increase
its value.
Cleaning: - One of our specialties. We treat your home to a thorough
clean at each changeover and with great attention to detail. The
end cleaning will be charged to the guests.
Administration: - Bills received for your home, as well as your
taxes are paid promptly and invoiced to you on a monthly statement.
These amounts are generally offset against rental income received
and the surplus funds are paid to you as required.
Letting/Rental: - We will work very hard to receive enough bookings
to make your home is let for a large part of the year. If you obtain
your own bookings, we will be pleased to fill any gaps.

Residential Properties
An ANG 300.-
one time set up fee for management is required on each property
upon acquisition. In the event the property in question is occupied,
and has a current rental agreement or lease with a rental period
of six months or more outstanding, the set up fee will be
ANG 250,-
per property. Set up fees are a one time fee used to establish accounts,
marketing and other items pertinent to new accounts.
We do not charge for show-in, bill payments, tax payments, guest
visits, light bulbs, keys, call-outs, minor repairs or other minimal
items.
Providing special services would be our pleasure.
Often, it’s the little extras that make all the difference.
We would be pleased to offer suggestions and recommendations for
non-essential improvements to increase your home’s comfort,
value and appeal (e.g., flooring, décor, appliances, amenities,
etc.), and to implement these improvements on your behalf.
We do not tie owners to long-term contracts*, it is after all, your
home and you may terminate our management at any time without penalty*.

Your vacation home is one of your biggest investments and we’ll
treat it like our own. On behalf of Curaçao rentals, I hope
that you will allow us the privilege of managing your home.
Public Relations
We like to place a ‘welcome package’
in the house for renters. The package consists of a wonderful flower
bouquet and one or two bottles of fine wines (depending of the number
of guests). Many guests arrive late and are tired from the trip
and can use a little suprise and it also give a very special message
to the renters that they are welcome and valued clients. Every guest
is a potential renter in the future!
The cost of this package is generally around ANG 50,-
. The cost will be taken from the rental monies. No charge beyond
cost of supplies is made for this service.
Property Management Contract - Services
Regular Inspections of your Property:
When your property is not rented out it will be visited once every
week. We ensure your property and contents are sound and secure.
We will open and air the property if required, during the rainy
months we will ensure that dehumidifiers are working correctly.
Property reports detailing any problems that have occurred with
your property together with recommendations and/or any maintenance
work that needs to be carried out will be sent to you by email,
fax or post.
Keyholder Responsibilities:
We will take on the responsibility of acting keyholder for your
property.
Repairs and Maintenance Work:
Wherever possible we will endeavour to contact our clients and inform
them of any emergency work required. However urgent basic maintenance
and repairs will be carried out immediately, especially if your
property is rented to guests at the time.
In the event of major non-emergency work or redecoration, we will
send a report detailing the work required. If our client then requests
a quotation for the work deemed to be necessary we will contact
several reputable companies and provide our client with the best
quotations obtained. We will however charge our time for obtaining
necessary quotations. Our client will be required to agree in writing
any quotation, prior to the start of work.
We will email you photographs of any projects or major work being
undertaken at your property.
Statement of Clients Account:
We will provide fully itemised invoices and a monthly statement
showing all transactions on our clients account.
Service and Utility Companies:
We will make payment on our client’s behalf to the service
companies supplying telephones, electricity, water and gas supplies
to your property. We will also ensure monthly electricity meter
readings are reasonably accurate and will communicate with UTS to
avoid excessive estimated bills. We will also liase with your properties
insurance company in Curaçao.
Staff – Maid and Gardener:
We will ensure that the maid and gardener are undertaking their
duties as we detail them and we will handle their monthly payments.
Information Manual:
Help if required, can be provided with an information manual to
stay within your property, this manual will also include our office
telephone number together with a mobile telephone number for your
guests – our mobile number is available from 08.00 –
21.00 hours 7 days per week whilst guests are at your property.
Additional Management Services:
Administration services over and above those listed above will be
charged at an agreed rate after consultation with our client.
